The territory in question is situated in the area around the port of Valencia, in the west extending into the urban fabric, while in the east including a cargo terminal and being terminated with the open sea. The area also includes a park: the river fringes the historical centre of Valencia, being a relaxing artery of the city. In the broader relationship, it is necessary to include the strip of beaches stretching to the port from the north and south.
The design aims to create a high quality sustainable urban centre in the port area, well connected to the existing structure of the economically prosperous, scientific, cultural and sports-oriented city. The centre flaunts its beauty ideal, the symbol for the European culture city, the symbol for a possible future organisers of the Summer Olympics, a symbol of prosperity and the unstoppable growth of one of the most important ports in the Mediterranean Sea, i.e. the symbol for Valencia.

The capacity of the new urbanised structure of approx. 5,000 inhabitants per hectare
Within the concept of the city (in line with historical patterns), the seaport is the second centre of the city of Valencia. The park wraps the historic centre of the city around the perimeter of the original track of the river (Río Turia) functioning as a cultural, sporting and recreational green belt. In the current state, it ends on the edge of the area and continues on as a sewer. In the design, this phenomenon of the park stretching through the city is supported by the extension in the close vicinity of the port to the beginning of the south beach (Playa de Pinedo), thus creating a unique north-south connection. The aim is an uninterrupted transition (in the greenery and in the park) from the northern beach to the south beach, enhanced by an experience of passing through the historic port.
The expansion of Valencia takes place from the natural centre of gravity (historic centre) outwards around the main urban axes. In the design, it is Avenida de Francia that functions as such an axis.
It runs from the direction of the airport through the nodal point of the railway station in the historic centre to the port centre (sea), being supported by the structure of the proposed development, having a composition and orientation (the straight line of the centre – centre) importance, and being reflected in all functional and spatial aspects. In individual urban units, it forms the backbone, being modified depending on the environment (a tunnel or bridge).
It also has a transport importance. Together with Avenida del Puerto, it serves as the main above-ground transport artery. What is newly built is the connection of the motorways, thus creating a strong transport axis of Barcelona – Alicante, which will significantly improve the current situation throughout the city.
A new railway station is located at its intersection with Avenida de Francia, situated on the existing line as another node in the area.
The most important urban site is the ares of the port, maintaining the links to the centre (Avenida del Puerto and Avenida de Francia). The centre of gravity of the cargo port is shifted to its southern part and future expansion is planned in accordance with the principle of growth of the city towards the sea. A new structure is being built in newly freed areas.
The character, the vertical layout, the scale, function, and the form of the newly designed areas of the city change depending on the location and the surroundings, respecting the existing buildings and creating the genius loci of individual sites.
